A sign of the times

The construction cranes rising over Bijou Properties' massive mixed-use project on Hoboken's west side exemplify the current Mile-Square housing boom, which includes more then 1,440 apartments or condominiums from 19 projects of 10 units or more that are now nearing completion, under construction or have been approved, according to city records. Those 19 projects are listed below, in reverse order by number of units.

Look to the west

Hoboken's current growth spurt is largely a west side story, with all but three of the city's 19 biggest projects located between Willow Avenue and the Palisades.

"That's why the light rail was designated there, to promote growth where there had been none," said developer Larry Bijou, referring to the Hudson-Bergen Light Rail Line, which links Hoboken's western edge to its waterfront commuting modes.

Room to grow?

James W. Hughes, a university professor at Rutgers, where he was the longtime dean of the Bloustein School of Planning and Public Policy, said growth that feeds a community's economy, tax base, population, and overall vitality is preferable to economic stagnation, blight, flight and other problems associated with under-development.

Growth is all the more desirable, he added, when development projects do not involve displacement of existing residents, which appears to be the case, by and large, on Hoboken's historically more industrial west side.

The impact of development projects on infrastructure, traffic and other areas are addressed as a normal part of their approval process, Hughes said.

“Growth causes problems but not as many problems as decline causes,” he said.

A 15-unit condominium project by Derby Construction and Crimson Capital is going up at 722-726 Jefferson St., projected for completion in spring 2018. The project was designed by Minervi Vandermark Architecture and is being built by Fields Construction.

1405-1411 Adams St. is a 44-unit project by Hoboken-based Bijou Properties, projected for completion by Summer 2018. The project is unusual in that it combines condominiums accessed though its Grand Street entrance and rentals on its Adams Street side, according to Dean Marchetto of Marchetto, Higgins Stieve Architects, who designed the project.

8. 600 Harrison St.

A 40-unit rental property is nearing completion at 600 Harrison St. The rental property advertises apartments ranging from $2,750 a month for a 1-bedroom/1-bath unit, to $4,575 for three bedrooms and 2 baths.

1018-1028 Maxwell La. is a 58-unit project proposed by Toll Brothers, on a vacant lot off the corner of Hudson and 11th Streets, along Maxwell Place.

6. 720 Clinton St.

A 68-unit conversion of the century-old former Continental Bakery by Clifton-based Parkwood Development has been approved at 720 Clinton St., where Wonder Bread was produced in the mid-20th Century.

5. 1423-1431 Hudson St.

1423-1431 Hudson Street is a proposed 99-unit project by Toll Brothers that only recently began driving in pilings.

4. 1316-1330 Willow Ave.

1316-1330 Willow Ave. also known as the Harlow, is a 140-unit project by Advance Realty of Bridgewtaer, at the base of the 14th Street Viaduct. The apartments were 100-perent occupied as of July, and a Trader Joe's supermarket opened in May on the ground floor, but a 3,500-square-foot retail space in the building remains vacant.

Towering blue cranes rising above the west-central section of Hoboken mark the site of a 424-unit mixed use development by Bijou Properties at 701 Harrison St. Construction cranes for the project loom over Hoboken's west side, where the site occupies a square block at the end of 7th Street, west of the Hudson-Bergen Light Rail Line. Features will include a 14-story tower, a public park above a below-ground flood control system, a public gym, and 42 units of affordable housing. Bijou got a tax break valued at $118 million over 30 years.
